How do we get started?

Do you charge for the first meeting? 
The discovery call is complimentary. If a site visit or feasibility review is needed, we will outline that scope and cost before we schedule it. 

What should I bring to the consultation? 
Photos of what you like, inspiration links, any existing plans and a sense of priorities. If you have a target budget or timeline, share it. The more we know, the better we can guide you. 

How do you help set a realistic budget? 
We combine your goals with current pricing, past project data and allowances for finishes. We also recommend a sensible contingency so surprises do not derail the plan. 

How long does the consult phase take? 
Typically one to two weeks from first call to a clear path forward, depending on access to the home and how quickly information is available. 

Design:

What do I receive during design? 
Schematic options, refined layouts, finish and fixture direction, and the drawings needed for permitting and construction. You will see how the space will look and how it will work day to day. 

Will you handle permits? 
Yes. We prepare the documents, coordinate consultants as needed and submit for approvals. We keep you informed as the city reviews your plans. 

Can you collaborate with my architect or designer? 
We can collaborate with outside architects or designers when the scope, timing and project size align well with our schedule. In these cases, we work with clearly defined roles, coordinated timelines and a single point of contact to keep the process organized. If your project meets the requirements for a smooth partnership, we’re happy to review the plans and confirm whether it’s a good fit. 

How are selections made? 
We guide you through showrooms and samples, organize choices and track allowances, then document everything for the build. You will always know what is decided and what is next. 

How many revisions are included? 
Each phase includes thoughtful rounds of feedback so the design reflects your needs. If more exploration is helpful, we will outline the scope and timing before proceeding. 

Build:

Who manages the job site? 
Your construction is supervised daily by our field team, with a dedicated point of contact who coordinates trades and keeps quality on track. 

How will I get updates? 
You can expect regular check-ins, quick responses to questions and clear milestone reviews. We share what happened, what is next and any decisions we need from you. 

Can we live in the home during construction? 
It depends on scope and safety. When possible, we create protected zones, dust control and temporary setups to reduce disruption. If a short relocation is wiser, we will plan that with you. 

How do you handle changes? 
Any change is documented with scope, cost and timeline impact for your approval before work proceeds. No surprises. 

How do you protect the home and neighbors? 
We set site rules, use protection and dust control, keep work areas organized and communicate schedules to minimize noise and parking impacts. 

Do you provide a warranty? 
Yes. We stand behind our work and provide a clear close-out package with product information and warranty details. 

Budget, Payments & Timeline

Fixed price or cost-plus? 
We build from a detailed scope with clear allowances. Your contract and payment schedule are milestone-based, and any approved changes are documented along the way. 

When do payments happen? 
Payments are tied to progress milestones so you can see what has been completed before each invoice. 

How long will my project take? 
Timelines vary by scope and permitting. During design we create a realistic schedule and keep it updated throughout the build.
